0:19
Gary Indiana of all topics but
0:20
definitely go check it out but today is
0:22
deal breakdown where we cover cool
0:24
interesting stories provided by today
0:27
Josh Culler so what is a cool
0:28
interesting story you have for us today
0:30
oh man so in that recording first of all
Chapter 2: The Tree Incident: A Wholesaling Story.)
0:33
thanks for having me on great great
0:34
questions that you brought to the table
0:35
so make sure you guys go listen to that
0:37
we talked about kind of like my origin
0:38
story where I got started that sort of
0:40
thing I've been in this industry for
0:42
over 10 years now go going on 13 years
0:45
and my it's kind of funny dude so my
0:48
very first deal that I ever did so I'm
0:50
in the marketing field so I I do a lot
0:52
of marketing with Real Estate Investors
0:53
coaches Educators in our in our industry
0:56
I only work with people in the real
0:57
estate investing space so I don't do a
0:59
lot of deals myself but early on in my
1:02
career I did a few my very first one I
1:05
was doing it with my buddy Gary Harper
1:08
and we were wholesaling in Michigan at
1:10
the time and this was not saying that we
1:12
invented it but this was back when
1:14
virtual wholesaling really wasn't a
1:16
thing but Gary and I both knew that we
1:18
didn't want to travel out that far to go
1:21
look at properties so we did virtual
1:23
wholesaling and we kind of put the
1:25
pieces together Gary's a very uh systems
1:27
and processes driven person so he helped
1:29
a lot with with that and then I did a
1:30
lot of the tech side of things and the
1:33
first deal that we ever did um together
1:35
he had done some off by himself before
1:37
that but me
1:38
involved um I locked down a property
1:40
found found a property in Michigan I
1:42
can't I think it was in just south of
1:44
calabazo Michigan and locked it down
1:47
this was like I was 20 years old I
1:49
believe we locked it down got under
1:51
contract and long story short a bad
1:55
storm came through that area of Michigan
1:59
and and knocked a massive massive tree
2:03
like I'm not like this was like one of
2:05
the biggest trees I've ever seen in my
2:06
life next to a house knocked it over
2:09
fell directly into the middle of the
2:11
house we had already signed the contract
2:13
to buy the house and we didn't get
2:15
insurance on it so tree fell right
2:18
through the middle of the house
2:19
literally like split it in two equal
2:22
pieces was crazy it didn't it didn't
2:24
just like chunk off like one like small
2:26
part of the house it like smacked up in
2:27
the middle and it was a it was like very
2:30
you know traditional ranch style house
2:32
and that sort of thing so basically had
2:34
a like the house was done for like
2:36
couldn't do anything with it and luckily
2:39
I think we had only paid like 32k for it
2:42
something like that but that was a
2:45
lesson learned luckily we were able to
2:47
find a buyer only took like a $5,000
2:50
bath on
2:51
it because the buyer wanted to rebuild
2:53
it he wanted luckily he wanted the
2:56
property because I think he owned the
2:57
one on the like on the lot that was
3:00
behind the house and he wanted it to be
3:02
able to build like a couple houses there
3:06
so he bought that from us we I think we
3:08
had to have held on to it for at least a
3:10
year and a half or something like that
3:11
so he bought it from us took like a
3:12
$5,000 bath on it we it it could have
3:15
been much worse but I got under contract
3:17
I did Gary just trusted me he's like do
3:19
it all yourself and so I did it all
3:22
myself and forgot couple key
3:24
steps and that's what happened so that
3:27
was a lot of fun so long story short I
3:29
made sure that I uh had a very clean
3:32
like standard operating procedure every
3:34
time I got a house under contract and
3:36
yeah after after all that happened we
3:38
had signed the contract and everything
Chapter 3: Lessons from the First Deal.)
3:40
like the seller was gone they didn't
3:42
they didn't care they were done with us
3:44
so I'm gonna call this episode how to
3:46
subdivide a house how yeah there you go
3:48
there you go it's it's easier than you
3:50
think it is you just need to pull a tree
3:51
down on top of your
3:53
house that's okay it's really all you
3:56
gota
3:56
do it's funny because I do a lot of
3:58
subing with land so like how to
4:01
subdivide a house I've never this is the
4:02
first story of how to subdivide a house
4:04
so I didn't know it was possible y it's
4:08
very possible yeah just need a little
4:10
bit of luck that's all you
4:11
need man that that is that is hilarious
4:14
I appreciate you bringing that story I
4:16
think I think your first story is always
4:17
the best one um yeah uh your first
4:21
couple are always they're good memories
4:22
and it's good notches on your belt to
4:24
give you the experience but you
4:26
definitely learn a
4:28
lot well I another quick quick story as
4:31
you and I talked about Gary Indiana like
4:34
randomly Gary Indiana like on our on our
4:37
core podcast episode and my first flip
4:40
that I ever did I bought a house for
4:43
like 12 Grand in Gary and I think I put
Chapter 4: The Gary, Indiana Flip.)
4:47
like 25 into it and it's hard to lose
4:52
money on that small of an investment
4:55
yeah like under a $50,000
4:58
investment and I lost like six grand on
5:00
that one like and that one definitely
5:02
could have been worse too I just like I
5:05
think I don't think I bought it wrong I
5:08
just put too much into
5:10
iTab yeah on a rehab so I never did and
5:13
it was like the most miserable effing
5:15
thing I've ever done in my life so I
5:18
that was my first and only flip that I
5:20
ever did in my life because I tried to
5:21
do everything myself I think I was 21 at
5:23
that point this was after this tree tree
5:26
deal you were hard-headed back then I
5:28
was I was trying to do everything myself
5:30
and not being resourceful that sort of
5:32
thing and so I learn very quickly that I
5:33
need help and I should stay not just
5:36
stay in my Lane but like stay focused on
Chapter 5: Conclusion and Where to Find Josh.)
5:38
my expertises and then delegate the rest
5:40
of it so that's it that's it uh work
5:43

Host/ Ceo/ Speaker

I have been an entrepreneur since 2018. I come from a regular home just like most people. My dad worked on the roads in the Chicago area for over 30 years. He always taught me to work with my brain, instead of my body. Your body can only take so much abuse. I learned so much from my father. He always pushed me to work smarter and not harder.

I have owned and operated a trucking business for 2 years. I started learning real estate in 2019. Fell into the Data & Skiptracing business in 2020. My partner Anthony & I started Hivemind in 2021.

I have done a ton of different jobs coming up from painting, to door-to-door sales, telemarketing, truck driving, and loading trailers. What I learned most is that I want to stay in the digital business space. The leverage you can have delivering digital products to the marketplace can yield limitless possibilites.

I started The List Guys in 2020. It is a data and skiptracing service. We provide seller and buyers list nationwide. My clients have been getting great results and I am proud to help people killing it.

I started the Hive in 2021 with my partner Anthony Gaona. It is a real estate and business mastermind. It also comes with a all in one CRM, that can host unlimited websites and users.

Starting the Hivemind has been an amazing journey so far. Seeing one of our users make his 6 figure month in June 2021 leveraging our software, I know there will be plenty more to come!

Host/ Ceo/ Speaker

Hi! I am Anthony Gaona.
I’ve been in digital marketing for almost 15 years.I grew up in construction working for my dad when I was only 12 years old. Normally we had a ton of work or no work at all so a lot of my free time was spent learning how to generate leads.

It didn’t take very long for me to master online marketing because I became absolutely obsessed with it. For the last 15 years I’ve been generating construction based leads. At first I was running the projects myself. This led to sub-contracting all of the excess projects and eventually wholesaling the leads off to other construction companies.

One day I was preparing to build a single family residence for myself. In mid December, 2018, a simple YouTube search led me to the term wholesaling and the rest is history. The plan was to use my construction background to start flipping houses. By January 1st of 2019 I launched several marketing campaigns both on and offline for real estate seller leads.

Within about 4-5 weeks I had my first real estate contract locked up. It didn’t take long for me get a land lead where I made almost a full year’s pay on a single transaction. This came from a land lead and that forever changed my life.

I ran low volume larger land deals for the first two years of my real estate career. Like anyone who has been in real estate investing for an extended period of time, I started thinking about scaling my business.

Instead of deciding to vertically integrated and start hiring I imagined a model where I would teach my real estate investing method… Read More
