0:09
good one we cover a lot of some some
0:11
cool stuff with technology and Trucking
0:13
in real
0:18
estate so you have not seen it please go
0:20
check it out I also have my returning
0:22
co-host Mr Kyle Thompson but today is
0:24
deal breakdown where we cover cool
Chapter 2: Real Estate Adventures in Miami.)
0:26
interesting stories since Jake is from
0:29
Real Estate Andy software and trucking
0:30
stories we're going to do two stories
0:32
today so what is your real estate story
0:35
then we'll cover a trucking
0:37
story real estate story what do you what
0:39
do you want in terms of interesting from
0:41
a real estate perspective I mean it
0:43
could be like title problems it could be
0:46
I mean you got you got a lot of
0:47
commercial real estate experience I'm
0:49
sure you mean I can come up with a like
0:50
if you want
0:51
some I've got some funny ones so I cut
0:54
my I kind of cut my teeth in we'll call
0:57
them class you know
1:00
D and C retail properties in Miami right
1:04
okay and that was trial by fire so he
1:07
had this one property and I'm like I'm
1:09
fresh like I don't know anything my boss
1:12
is telling me to like ride around with
1:14
leases in my car as if people are going
1:16
to sign retail leases you know on the
1:18
spot but we go to this you know I'm
1:20
going to show this one space in a
1:21
shopping center and like a you know in a
1:24
questionable area that you like
1:25
naturally don't want to be in right but
1:28
I don't I don't don't any better I don't
1:30
pay too much attention to that at this
1:32
point right like I'm like this looks a
1:34
little strange so we get into the space
1:35
I meet the prospect there and first of
1:39
all the space is Pitch Black and it's
1:41
got a bunch of different little offices
1:44
right like there's a retail it's a
1:45
retail shopping center but it's like an
1:46
office space and we're walking through
1:49
and the guy just Sparks a joint it's
1:52
while we're walking through this space
1:54
and I'm a little like weirded
1:57
out and he turns and he goes to me he's
1:59
like like you're going to give me this
2:01
space for free and I'm like I'm not the
2:04
landlord first of all so I can't do that
2:07
um and he's not going to give it to you
2:10
for free so like what are you trying to
2:11
accomplish here and the guy pulled up
2:16
his shirt a little bit and he flashed
2:17
the gun I freak out I run out of the
2:18
space I don't even lock the thing I get
2:20
in my car I drive away as fast as I can
2:22
and I call my boss I'm like hey man this
2:23
guy's in the SP in the center he's got a
2:25
gun blah blah blah he's like yeah don't
2:27
worry about it too much just wait a
2:29
little while and then go back and lock
2:30
the space okay waited probably like an
2:33
hour I go back there I lock the space
2:35
guy's gone but ever since that day I got
2:37
my concealed Perman and don't go into
2:39
dark spaces that are unlit in
2:42
questionable areas when you're a novice
2:45
real estate leasing
2:47
broker I don't know if that's the kind
2:49
of story you wanted but no that that is
2:52
perfect that is perfect because in my
2:53
head I'm like my head is like you
2:55
probably has like cartel you're you're
2:56
in Florida Southern Florida you got
2:58
drugs and Miami is a a big there's some
3:02
of that too like there's a the first
3:05
apartment building that I was ever
3:07
involved in in managing so my first role
3:09
was basically lease and manage
3:11
everything right he was like lease and
3:12
manage my Apartments lease and manage my
3:13
shopping centers lease and manage my
3:15
office buildings all them were terrible
3:16
locations right but it was high yield
3:18
stuff yeah and the first apartment
3:20
building you know same thing I mean cops
3:24
there all the time um it was it was a
3:27
now in retrospect it was like a
3:29
traditional you know value at apartment
3:30
play when those could still be had in
3:32
South Florida so he bought these things
3:33
he TR you know he started evicting a
3:35
bunch of people that were delinquent and
3:36
late payers and I was the guy that had
3:39
to go and you know meet the sheriff and
3:41
you know drag the stuff out in the which
3:43
was really rough to see um but I got to
3:46
see some crazy stuff guys pulled you
3:48
know weapons one time a cop found a
3:51
grenade A drugs I mean everything
3:55
everything I learned a lot I mean trial
3:57
by fire truly with that guy
4:00
that's true you're you're in a tough
4:02
business that was a tough business right
4:05
I mean like property management is a
4:08
tough tough business especially if
4:12
you're in a competitive market down here
4:14
like I was working for a guy that owned
4:15
and operated these things but if you're
4:17
a property manager down here it's really
4:19
competitive and if you're managing some
4:21
of these properties that are you
4:24
know tough I would say I mean it's it's
4:27
almost impossible you're working on 5
4:29
six% man management fee to deal with
4:30
things like that like I I don't know how
4:32
people do it to be honest with you it's
4:33
the toughest
4:34
business that's just crazy um welcome to
Chapter 3: Lessons from Property Management.)
4:38
the property management lesson 101
4:42
yeah yeah don't give your cell phone out
4:45
if you're an aspiring property manager
4:47
never give out your cell
4:50
phone what's funny is you said you're
4:54
I'm not a property manager
4:56
anymore I'm not a property manager
4:58
anymore me call me text me call me text
5:02
me you didn't
5:06
learn all right let's talk about uh your
Chapter 4: The Stolen Truck Incident.)
5:09
Trucking story so if you didn't list see
5:11
the episode uh Jake is a property
5:14
manager software for it's property
5:17
management software and we sell it we do
5:19
not manage any facility property
5:20
management software for truck drivers so
5:23
he has funny truck property management
5:26
software for truck parking yard
5:29
operators right Services truck real
5:32
estate guys he's real estate guys right
5:35
so he does service and help landlords
5:37
with truck driver situation so he hears
5:40
stuff through the Great Vine for truck
5:42
driving stories so you have a truck
5:44
driving story too which I think is
5:45
priceless if you want to jump into that
5:47
one the stolen Truck Story yeah yeah
5:49
that one yeah so guy I mean this is a
5:53
this is a monthly parking
5:55
facility one of the
5:58
drivers not to AR but he leaves you know
6:01
he he left the country he had left his
6:02
truck in the yard it was unhooked just a
6:04
bobtail he left his keys in the truck
6:07
and the truck unlocked for weeks we
6:10
found this out later but you know he had
6:11
left it for weeks truck gets stolen
6:15
driver calls our office gets a hold of
6:18
me like what are you gonna do about my
6:20
drug being stolen I was like first of
6:23
all we don't Manage Property so don't
6:24
call me that would be step one second of
6:26
all what do you want me to do about a
6:27
sto a truck you left the keys inside and
6:29
it was unlocked that think's halfway to
6:32
you know on a container to South America
6:34
somewhere I have no idea where this
6:35
thing is going call your insurance
6:36
company but then you find out you know
6:38
you can't tell your insurance company
6:40
that you left the keys in the truck
6:41
because they're going to deny deny deny
6:43
so he no longer parks in our customers
6:47
yard I'm sure he filled it quickly
6:50
though
6:52
yes these uh these truck trucking is a
6:56
rough business and people that go into
6:58
owner operators
7:00
the hundreds of them thousands of them
7:02
get go into Trucking as a business for
7:05
themselves annually and hundreds and
7:08
thousands of them get out of business of
7:11
trucking
7:12
annually so it's a high churn take take
7:16
over turnover for every aspect of the
7:19
business it's high turn I mean you got
7:22
to protect that asset I mean those
7:23
things are hundreds of thousands of
7:24
dollars like our customers all have some
7:27
form of security in the yard but
7:30
how like how can you expect someone to
7:33
cover you if if you leave the keys in
7:35
the truck and the truck unlocked for
7:36
weeks it's not like you did it over
7:37
night like you were coming right back I
7:39
mean you left it there for weeks it's
7:41
insane it's insane so that's one story I
Chapter 5: Closing Thoughts and Industry Insights.)
7:43

7:45

Host/ Ceo/ Speaker

I have been an entrepreneur since 2018. I come from a regular home just like most people. My dad worked on the roads in the Chicago area for over 30 years. He always taught me to work with my brain, instead of my body. Your body can only take so much abuse. I learned so much from my father. He always pushed me to work smarter and not harder.

I have owned and operated a trucking business for 2 years. I started learning real estate in 2019. Fell into the Data & Skiptracing business in 2020. My partner Anthony & I started Hivemind in 2021.

I have done a ton of different jobs coming up from painting, to door-to-door sales, telemarketing, truck driving, and loading trailers. What I learned most is that I want to stay in the digital business space. The leverage you can have delivering digital products to the marketplace can yield limitless possibilites.

I started The List Guys in 2020. It is a data and skiptracing service. We provide seller and buyers list nationwide. My clients have been getting great results and I am proud to help people killing it.

I started the Hive in 2021 with my partner Anthony Gaona. It is a real estate and business mastermind. It also comes with a all in one CRM, that can host unlimited websites and users.

Starting the Hivemind has been an amazing journey so far. Seeing one of our users make his 6 figure month in June 2021 leveraging our software, I know there will be plenty more to come!

Hi! I am Anthony Gaona.
I’ve been in digital marketing for almost 15 years.I grew up in construction working for my dad when I was only 12 years old. Normally we had a ton of work or no work at all so a lot of my free time was spent learning how to generate leads.

It didn’t take very long for me to master online marketing because I became absolutely obsessed with it. For the last 15 years I’ve been generating construction based leads. At first I was running the projects myself. This led to sub-contracting all of the excess projects and eventually wholesaling the leads off to other construction companies.

One day I was preparing to build a single family residence for myself. In mid December, 2018, a simple YouTube search led me to the term wholesaling and the rest is history. The plan was to use my construction background to start flipping houses. By January 1st of 2019 I launched several marketing campaigns both on and offline for real estate seller leads.

Within about 4-5 weeks I had my first real estate contract locked up. It didn’t take long for me get a land lead where I made almost a full year’s pay on a single transaction. This came from a land lead and that forever changed my life.

I ran low volume larger land deals for the first two years of my real estate career. Like anyone who has been in real estate investing for an extended period of time, I started thinking about scaling my business.

Instead of deciding to vertically integrated and start hiring I imagined a model where I would teach my real estate investing method… Read More
