funny cuz everybody's everybody's trying
to once you get to a point where you
want to invest which is it's different
stages of your life and I don't know

have a retirement yeah nope I don't have
a retirement either so it's one of those
things where like we're we're
entrepreneurs we're making our
retirement through our business and
we're creating it daily right so it's
one of those things where a lot
different Different Strokes different
folks and whatever you're comfortable
with and how you invest your money is
how you do
me and Anthony we're entrepreneurs no
41k no insurance we'll we'll get there
eventually but right now it's just
acceleration acceleration acceleration
which is why the whole point of this
this video is velocity of capital so a
lot of people they on Twitter they
always talk about like dividends
dividends being a great investment
reinvesting dividends and all this stuff
and they they always laugh and it's one
of those things where they're like oh I
reinvest my dividends I get an 8% return
and the stock market goes up at 12%
annually and all this stuff and like
okay what if stock goes to zero and like
why I invest in great companies I'm like
okay but still a 5% return like and then
you talking to people like oh I live off
my dividends I need I need a million
dollars in dividends in a dividend
paying stock to make 100 Grand a year
and I'm like
bro it's painful it's painful if you
have a million dollars sitting getting
collecting dividends I need you to lend
me that million dollars cuz I got to do
something with it real quick yeah and

the reason why is like if you can deploy
that Capital fast like let's say you
want $100,000 a year if you can learn
how to create a better Roi you can use
less money you don't need a million
dollars to make 100 Grand or whatever
that that $1.3 1.3 million and the
reason why I know that that number is
because I I did the math do the math
what does it take to produce an Roi and
let's say it's 100 Grand a year and and
5 years might be 120 Grand a year of
inflation me and Cory Thompson we're
messing with Twitter or somebody on that
one too it's like a lot of people
they're they're trying to invest to a
certain point to live off to retirement
but when you retire or you get in a car
accident and you're paralyzed and now
you got to pull that from that money
every day you're not you're losing money
every day and you will go to
zero you will go to zero real quick and
now you're fighting against inflation
with your set amount of capital and
you're pulling your dividends cuz you
have to and now you have nothing so
what's a better way to make money then
better way to make money is you got to
find a way to especially when you're
broke I think you have to find a way to
get 30% or more returns 30% or more
returns I know you're laughing at me oh
how the do you get that everybody always
laughs at me it is it's hilarious but
one of the things that it doesn't matter
you can do this in business you can do
this in multiple different businesses
but since we're real estate we're going
talk about how to do it in land in real
estate and me and Anthony always laugh
at this one so I say this a lot and if
you hear me say a million times it may
click one time and I'm going to keep
saying it but the easiest way to get a
10% Roi which is a lot of people's
targets is to buy something full price
and sell it for 10% Roi you just become
the bank on that full price of property
now the trick is to get better Roi you
have to find Opportunities cash uh with
a cash spread in between so this is
where Arbitrage comes in if you can get
pricing Arbitrage and then create high
interest on that property or whatever
that is you can really create good Roi
very easily and it's repeatable and this
is one of the things where I think
everybody should go especially if you
want to get a wholesaler don't become an
agent become a wholesaler because a
wholesaler teaches you how to find good
opportunities at good price points and
once you learn that you're good for life
you're set for life and then you just
going to stack your money up and then
you can start sell financing stuff but
essentially if you can buy a $100,000
property for under 50 Grand you're going
to make 20 to
25% very very easily if especially if
you do tighten up terms but even like
30-year debt you if you can get a deal
deal for under for around 50 grand 50
cents in the dollar and you sell for 100
100,000 you're making a 30%
Roi very easily and this is over 30
years a lot of people they're trying to

put $50 to $100,000 in get 50 100,000
out in 6 to 12 months we we have lenders
like that all the time it's a lot harder
to do that but if you can put $50,000 in
and get 30% Roi for 30
years now you're talking significant
it's significant significant Roi very
quickly and very
easily yep so I think uh that's
something you need to think about if you
have money to invest or you already have
money invested what is it making you and
then like people say well it's making me
very little but it's safe you know it's
not safe because you're losing money
every day if you have it in a very safe

I have been an entrepreneur since 2018. I come from a regular home just like most people. My dad worked on the roads in the Chicago area for over 30 years. I have done a ton of different jobs coming up from painting, to door-to-door sales, telemarketing, truck driving, and loading trailers. What I learned most is that I want to stay in the digital business space. The leverage you can have delivering digital products to the marketplace can yield limitless possibilites.

I started The List Guys in 2020. It is a data and skiptracing service. We provide seller and buyers list nationwide. My clients have been getting great results and I am proud to help people killing it.

I started the Hive in 2021 with my partner Anthony Gaona. It is a real estate and business mastermind. It also comes with a all in one CRM, that can host unlimited websites and users.

Starting the Hivemind has been an amazing journey so far. Seeing one of our users make his 6 figure month in June 2021 leveraging our software, I know there will be plenty more to come!

Hi! I am Anthony Gaona.
I’ve been in digital marketing for almost 15 years.I grew up in construction working for my dad when I was only 12 years old. Normally we had a ton of work or no work at all so a lot of my free time was spent learning how to generate leads.

It didn’t take very long for me to master online marketing because I became absolutely obsessed with it. For the last 15 years I’ve been generating construction based leads. At first I was running the projects myself. This led to sub-contracting all of the excess projects and eventually wholesaling the leads off to other construction companies.

One day I was preparing to build a single family residence for myself. In mid December, 2018, a simple YouTube search led me to the term wholesaling and the rest is history. The plan was to use my construction background to start flipping houses. By January 1st of 2019 I launched several marketing campaigns both on and offline for real estate seller leads.

Within about 4-5 weeks I had my first real estate contract locked up. It didn’t take long for me get a land lead where I made almost a full year’s pay on a single transaction. This came from a land lead and that forever changed my life.

I ran low volume larger land deals for the first two years of my real estate career. Like anyone who has been in real estate investing for an extended period of time, I started thinking about scaling my business.
