hate motivational content man I've been
reading that for 25 years I'm tired of
hearing that same old story but when you
talk to somebody on the podcast and they
open up and they start crying like damn
I've never seen the side of this person
before and I think you can't go there
unless you have a podcast what's funny
is I get guested on and if you ever done
podcasting before if you if you're
interested how it works a lot of the
guests would be like they'll send you
like a PDF of who they are what they do
what they want you kind of friendly

conversation over and over again and
this is one of the things like if you're
out there G to start a podcast don't
have the same conversation over and over
again switch it up um ask creative
questions and go deep into randomst
things like a lot of people like oh my
podcast it's not a land podcast like I
don't like like this is a land podcast
we talk about land yes we do because
that's what we do and we're some of the
we're the best in the game but business
you have to be a regular person too

much they hate the right but you know
going through life as a business person
what no matter if you live in a red
state or a blue State no matter what
asset classes you invest in there's a
lot of other things that make you a good
land investor makes you a good business
person right part of it's being a good
person right like I'm Catholic you know
I'm I believe in Christian faith and
like whatever how whatever label you
want to give that like oh those guys
think they know it all like it just
makes me want to be a good person I'm
sorry so we make sure every deal we get
into nobody loses nobody gets hurt
there's no scoundrel ism this is like
the best positive like everybody's going
to have to win to make this deal work so
just who you are as a person it all
pertains you could be a you could be the
the greatest bu man out there but
terrible father and a terrible husband
and that's not you need to be
well-rounded in all those things yeah so
we talk about everything yeah somebody
commented that like oh another podcast
is not about L great but like man I
guess you missed it then because when
you call the 85y old man and you want to
buy his $12 million wrench you better
have some game you better be a good
person you better be well-rounded you
better have some connections so like the
podcast is the road map how to do these
deals you you you're no longer having a
it's a mindset bro it's a it's a mindset
conversation you don't go to a seller
and ask him about hey can you sign this
contract do you know everything you're
reading and writing you're never going
to get that deal you go there and have a
conversation about life and life and
tribulations and struggles and that's
when you get a deal yeah it's not about
it's not about how biger how best the
salesmen are even the best salesmen know
you you don't and talk about the deal
did I ever tell you why I hate sales
training how why because sales is
hacking into a computer's people's brain
right so like you're hacking into a
person's mind that's what sales is it
literally sales like you go in there
they're like I don't want to buy
this now you do thank you and then they
just buy it right pay here you shouldn't
always use that it's not a good tool to
have sometimes right because you don't
you almost learn how to manipulate
people and you don't need to close
everybody the last thing you want to do
is take some private money from somebody
hey I'll lend you guys $5 million but
they're a a-hole you don't want that $5
million you don't want to take a seller
finance Ranch for $10 million if the
guyy is an a-hole the seller you want to
deal with that guy you don't want to
sell a car you don't want to sell a guy
a car where the payment's $700 and the
dude makes $22,000 a month like he can't
afford to pay he's not afford to pay
can't afford just pay his rent and get
the car not a cool move knowing that you
could make somebody make a terrible
decision and you facilitate it terrible
business move terrible life move
terrible Karma move it's just not a good
way to live yeah a lot of people I don't
know how they sleep at night doing that
so something about this you know 500
episodes man I would tell you that for
one like I said I feel like I'm a pretty
good person I don't want to do anybody
harm I just going to live my life I'd
rather just be broke and hurt
people but something that we learned
from the podcast is learning from a lot
of different levels of people different
energy of people these people are at
different stages somebody is very giving
if they spend an hour with us to hang
out with us on the podcast so even you
watching this for an hour massively
massively appreciate it one of our
podcast Watchers became one of our
students for the high ticket paid
$225,000 for training and we're not
really offering private coaching no more
so I'm not pitching it but this guy paid
us 25 Grand to teach him and I just
learned something today about him that
was fascinating that I didn't know
before and we had a moment man you know
so people that watch the content they
like we really do become really good
friends with them and have good energy
but yeah you don't have to close
everybody on being your friend or being
your business partner lending you money
you should not be able to close 100% of
the people that come across your way and
if somebody's trying to close 100% of
the people they're probably doing it in
the wrong with the wrong intent it's
messy it gets messy cuz like let's say
50% of those people you should never
close them on lending you $10 million
never should have closed them on S
financing you a ranch cuz it leads to
bad things man but I think podcasting
has helped me like understand that and
and we've gone really deep with very
successful people we interviewed a guy
that's running a 50 billion with a B
dollar fund and he taught us a lot of
cool stuff man and like made me view the
world differently so yeah you get you
get a different perspective and I think
wisdom and conversation with the right
people kind of opens your perspective to
the way the the world really works or at
least in their position how they think
it works so you kind of get as long as
you're open-minded and willing to have a
conversation you can have that so a lot
of people ask like how do you get to 200
episodes you just do it how do you get
to two you just do it how do you get to
three do it and we're here at five I
don't know when I'll stop doing this I
enjoy it I've come to enjoy this so
there's no quick way to podcasting it's
a long-term game I think Jan's got like
3,000 episodes or something like that
that he's been doing for 20 years and we
knocked that out like in a year but
it was not even a competition though I
just I we're just doing it just to do it
there's no there's no point in it we're
just doing it I I I think when when I
first started it I wanted to get to 100
cuz I think 100 was like a big threshold
cuz most most podcasts never make we're
at 500 now yeah most most podcasts don't
make it to 10 crazy and then the other
thing about it was like I wanted to make
sure I was doing it consistently and
then like there was a point where it was
no longer a task it was like it was in
my schedule I had made time for it I
enjoy doing it and I enjoy the
conversation because you don't know
where it's going to lead you and I I've
never listened to another one of my
podcasts over over a second time you've
never listened to it
no I literally I have this conversation
once and I'll never listen to it again I
think I've listened to a couple man I go
back like the happiness talk like every
now and then I'll hit play and there's a
lot of good stuff in there man I'm like
this a good podcast but it's one of
those things where like I feel like you
when you do stuff like this you capture
an a block of
time today right now in history that if
you want to look back at it you can but
it's always there you like you preserved
yourself maybe you're an old man and you
binge watch the channel maybe I don't
know maybe yeah but like you like oh man
a young kid was an idiot you know that
kid thought he knew it all he knew what
I knew now yeah exactly but like it's
one of those things where like man I
hope my grandkids watch this if you're
my grandkids I don't know your names yet
but it's nice to know you man man I hope

you're not doing a Channel or recording
yourself you're doing a a disservice to
humanity record record what you're doing
put it out there you never know who

would say I'm very proud of us not in a
prideful way because we're neither one

really proud of of how far we've come
and what we've accomplished and what
we've done for other people um so I can
say that I want to make make another
point oh so we did videos called the
future of the hive mind and we recorded
what was going to happen and also I had
a call with my friend sha ay and I told
him what I was going to do in the real
estate world before I did my first deal
probably before I sent out my first
piece of marketing content for Real
Estate yeah and so now we've done those
future of the hi mind videos and like to
see it all happening in real time it's
so cool and it's so fun it feels like
we're in a movie like are we acting like
looks like we are but everything is
coming to fruition exactly like we we
had a visions of being a bank being a
credit union being a lender being a a
debtor being a land Bearer and a
developer and it's all coming to
fruition in real time but we recorded
the videos saying what was going to
happen I told my kids I showed my kids
episode one and they are freaking
out I like what you want you want to
make a prediction fut so we're going to
add to that maybe a little bit into
episode 500 I think we sprinkled a
little bit into like every 100th episode
so I think this is the
opportunity episode 500 let's throw a
little bit of spice into the future you
want to see you want to see the future
all right go ahead I don't know what the
structure is going to be right but I'm
going to say we're a bank probably I
don't know a bank in the traditional
sense maybe it's a credit union it's
operating as a bank I don't know what it
is have to follow regulations but you
want to go buy a wrench and you need to
go somewhere to get a loan you go to the
bank of the hive mine and you go get
your land whatever you're going to use
it for residential commercial doesn't
matter so we're going to be an
institution a lending institution I
think it's a bank I just don't know what
banking means I mean I think I think the
the term of bank usually is fa regulated
but we can operate as the same operation
kind of like a similar structure like
struct as a bank but we're not actually
a bank I posted that in the Facebook
group I was like hey if you still
believe in the high mind hit me up and
I'll tell you how we're going to become
an institution and Clint Turner mess me
like what do you mean in tion like I
don't know either but I know that we're
going to be a lending source for capital
for people that want to buy and develop
land people can park their money with us
like you could park it into a bank right
we will fund your subdivide right now
we'll fund your subdivide we'll buy your
subdivide we'll buy your entitled
neighborhoods we just want Rock Buton
price and don't us we know what
stuff goes for but we'll we'll we can
pretty much fund any project that makes
sense don't call us and ask us for $40
million we're not going to put $40
million into your stupid deal but we'll
put a million or two or 500,000 don't
send us stuff 100,000 an acre yeah if
you send me something that's 100,00
700,000 an acre in Tennessee that takes
the cap stop stop stop don't call me
with that phone call man don't annoy
us if you have a deal and you know it's
a deal you're getting it for 6 grand an
acre 10 acre tracks are going for 12 or
15 20 you know you have a deal call us
and we'll fund it submit big.com we're
going to get it we're going to get it
optimized and all the traffic's going to
go there because just look no matter who
you are keep sending all your deals to
submit big.com like oh I send it a month
ago and nobody ever said anything who

us buying notes people ask us how do you
how do you uh how do you guys uh do your
lending like I don't know how do you
guys do your JV I don't know it's deal
send me the deal send me a profitable
deal let me look at it we we'll probably
help facilitate it and provide the
capital if it's worth it emphasis on the
profitable need to be super profitable
guys don't be wasting your time here's
the thing and here's the biggest thing I
want you to understand the reason why we
have this opportunity to fund these
deals is because we pay our capital we
overpay for Capital we overpay for
Capital probably we're the dumbest Real
Estate Investors that have ever lived we
massively overpay for Capital but we can
get unlimited money I don't know how
that works we get unlimited Capital we
have one guy that's going in 20 he said
after we place this 20 he'll probably go
another 20 and then that's million
that's one guy yeah that's 20 million 40
million 40 million but that's what I'm
saying so a lot of people they're
fighting over 10 12% Capital $10,000
wholesale fee looking for the cheap
death over the trick is find the most
expensive Capital you can find and
they'll give you unlimited of it and you
can have as much as you want so if
you're bringing a deal to us it has to
be profitable because we have to make
sure our our some lady I know goes I
can't give you half the profit cuz sheal
she wanted to take out a loan for a
subdivide like why would you not give me
half the profit I give half the profit
why would you not give that to me so
that's the other thing we wouldn't ask
you to do anything if we're not doing it
already or have done it before we only
teach and talk about stuff that we
actually really do yeah so a lot of the
reasons why we have unlimited capital
and why other investors are starving
without capital is because they they're
fighting P nickel and diing over the
capital weak assets low low value assets
where where it matters if $110,000 makes
or breaks the deal if you're dealing put
it this way if you're dealing if you're
in a deal where $10,000 makes or breaks
the deal do that deal stupid deal don't
even get involved so it was a funny
tweet and I'm going to bring this up cuz
it was funny it was a newer investor
newer wholesaler and he's like would you
take
$25,000 on a flip or would you wholesale
that for
12 and then I'm like I I my comment was
looks like a skinny deal on both
sides both Solutions are
terrible this is a this is a terrible
situation to be in if you if if a is 12
and and B is 25,000 like damn I feel
sorry for you damn don't do that deal
run away real I can't I can't even pay
my Capital with
that well negative cash flow on that
deal like I made 25,000 my L I had to
pay my lender 65 what why and we just
overpaid Capital I'm negative 45,000 on
this deal I don't know I don't know how
it works but if you want more if you're
struggling to get Capital I'm telling
you find a way to produce good Roi find
good deals and overpay them I'm not I'm
going to reiterate so here's what we do
yeah do we ever low boss for the sake of
being a lowball no we overpay sellers
when ever possible overpay 110% of value

me I want them to like me because I can
negotiate good terms and it still a deal
so we talk about this in our happiness
talk manufacturing happen you have to
overproduce in yourself and then you can
share it so the one that sold us to Fort
Worth Ranch where I made those 85 BS yep
she invested some money with us we just
paid her back all of her loan and I'm
just continuing to send her payments I
don't know if you knew that you told you
you mentioned
it she's paid in full and we just keep
sending her more money for no reason I
don't know it's building she's just such
a good person man she helped us come up
people that helped you come up take care
of them man take care of them forever I
I always think about this cuz like you
always think Elon Musk he got that loan
from his parents and people like oh he
got a leg up you think his parents have
to worry about anymore yeah all
right I'm sure they're fine so the if

you can't live like that unless you're

the our secret to success has
been sharing it with people with
strangers it's been the biggest thing
the biggest most rewarding thing we've
ever done we made $4,000 on like three

it's a pretty good life man and you
can't get there unless you do serious
serious damage we have to make people
money make people want to work with you
you got to be likable people are so uh
they're so defensive about their
business that they like build a wall
around themselves and we've made a
business out of making allies and
friends yeah you want people to be your
friends you want to be likable if you
want to do more business be be likable
don't be always an assass you're
not going to get very much business or
repeated business ever don't be yeah
don't be a hard negotiator I'm like the
hardest negotiator that ever lived right
whenever I I'm like my mind set on
something like I could be I could
Stonewall somebody pretty bad but I
don't like to be that way it's a
terrible way to do business it's a
terrible way to live your life don't be

everybody win and then you'll win too

raising Capital that's it if you learn
that skill set then your life is going

dream so don't worry about asset classes
don't geek out on apartments and uh
Roofing and all this crap we got to
current spreadsheets that's not where
the money is get good at raising capital
and that's all you need to do for the
rest of your life yeah the capital opens
up so many doors that you can never even
walk through or get close to if you
didn't have the capital to do so and
it's not even got to be your Capital
it's somebody else's so if you do a deal
right where you got to like put 100,000
in or 50,000 in you're you're always
going to be starving for
peanuts but if you if you do a deal
where you need to raise 10 million or 20
million then even if you only made a
five or 10% return it's
significant so get yourself involved in
bigger deals and don't go borrow $10,000
go raise at least a minimum the the
minimum increment you want to raise is a
million and with if you can go raise a
million dollars you're a million air so
and here's the thing if you fail and
only get
100,000
if you fail and get 500,000 that's even
better yeah if everything goes to
and you only make $100,000 you know so
you you going to feel sorry for you you
got to dream big ask big questions make
big asks you can't ask for large volumes
of capital unless you go after great big
